Tulich Family Communities was founded in 1995, but our story starts almost 30 years prior when Maurice acquired land in Prestons from his grandfather. Originally used to grow fruit and vegetables for local markets, that piece of land is now the site of Blue Hills Village, the first community to realise a long-held Tulich family dream.
Before forming Tulich Family Communities, Maurice was an accountant for a company that supplied furniture to nursing homes. Through this experience Maurice saw many aged care facilities that were falling short of delivering dignified care in desirable surroundings. Inspired by his grandfather’s wish, Maurice decided he could do much better.
Today, Tulich Family Communities are involved in two retirement and aged care communities in New South Wales, each dedicated to the ongoing independence of each and every resident. In January 2023, Tulich Family Communities entered into an agreement for BaptistCare NSW & ACT to acquire three of their sites – Blue Hills Village & Manor, Durham Green Village & Manor and Kintyre Living & Lodge.
The Tulich philosophy at the heart of every community is that retirement – far from being time to slow down, marks a new beginning in life. And while a resident’s needs may change over time, our communities offer a seamless continuum of care (keeping couples with different needs together and taking away the need for another relocation in later life). Tulich communities are places where their discerning residents genuinely want to be, in fact, their range of exceptional on-site facilities, welcoming staff and endless options for active and relaxing pastimes, offer exemplary lifestyle options for all their residents.

Raised in the Prestons district, Maurice is proud to bring his grandfather’s dream to life. Today the Tulich family name is synonymous with superior retirement communities and residential aged care developments in outer Sydney and regional New South Wales. Thanks to his extensive experience in the aged care sector, Maurice has served as a State and National Director of the Retirement Villages Association.
Bianca Tulich
Managing Director
Bianca, Maurice’s daughter, is proudly fostering the Tulich family ethos by delivering a new standard in seniors living across the Tulich portfolio—together with her partner Nick Carter. Bianca has over 20 years’ experience in a broad range of management and financial roles and now specialises in the development, management, marketing and operations of the Tulich family retirement villages and aged care initiatives. Bianca has been actively involved in not-for-profit organisations Casula Powerhouse Trust and The Odyssey House McGrath Foundation.
Our timeline
1928 – The first members of the Tulich family emigrate from the Dalmatian Coast of Croatia and settle in Prestons, south-west Sydney.
1968 – Maurice Tulich purchases land from his grandfather – later the site will become home to Blue Hills Village.
1995 – Tulich Family Communities is formed.
1999 – Blue Hills Village, the first Tulich retirement community, welcomes its first resident.
2007 – Durham Green opens.
2008 – Kintyre Living opens.
2010 – Hillside at Figtree opens.
2016 – Greenhill Manor opens. Work begins on an aged care facility, Kintyre Lodge.
2018 – Kintyre Lodge opens.
2019 – The Royce stage one opens.
2020 – The Royce stage two opens.
2021 – The Royce named Winner of the Retirement Living category at the 2021 UDIA NSW Crown Group Awards for Excellence.
2022 – The Royce named Finalist in the Excellence In Seniors Living category at the 2022 UDIA NSW Crown Group Awards for Excellence.
2022 – The Royce officially sells out of independent living units.
2022 – Hillside’s ‘Brenna’ app named Finalist at the innovAGEING National Awards.
2022 – ASSETJourney named Innovator of the Year at the innovAGEING Awards.
2023 – BaptistCare NSW & ACT acquires Blue Hills Village & Manor, Durham Green Village & Manor and Kintyre Living & Lodge.
